Sask Valley Health Care Centre

Project Summary

Three medical professionals came together with a plan to build a new multi-disciplinary medical facility, the Sask Valley Health Care Centre (SVHCC). All three of them had a long history of practicing their respective disciplines in Rosthern, and believed that if they could come together in one facility, they would be able to better serve the community. In 2017, the ownership group went down the conventional path of building a project. They hired an architect who developed a great space program and initial design. From there, they went to the market for pre-construction pricing. When the first estimates came in, the ownership group knew they couldn’t make the numbers work. When the project was close to falling apart, their banker recommended they give 3twenty a call.

When we first met with Dr. Kirk Ewen, Dr. Jess Melle, and Kevin Melnyk, it was clear that they were passionate about Rosthern and serving the community. They had a great vision for a beautiful, modern, bright space that would be welcoming to patients, and help attract and retain medical professionals. The original architect did great work on the initial design. We worked with the SVHCC group to drive value into the design; we simplified some of the mechanical requirements, and kept the vision for a beautiful, modern space.

After several design revisions and pricing exercises, we moved into construction in January 2020; we were pleased to turn over the building to the SVHCC ownership group in August 2020.

The building has five connected, but distinct spaces: Doctors Vision Care (Optometry practice and dispensary), Sask Valley Pharmacy, Rosthern Medical Clinic, a mixed-used medical wing, and a beautiful waiting area. The SVHCC group was very diligent and planned every detail with our design team. As a result, not only are all the spaces very functional and practical, but they also integrated thoughtful architectural details and features, inside and out.
