3twenty Modular brings new industrial rental space Smart Bays to Saskatoon.

In early 2022, 3twenty Modular broke ground on phase one of a new industrial rental bays facility called Smart Bays located at 4015 Arthur Rose in the North End of Saskatoon. By August, Smart Bays was open for business and welcomed their first tenant from Dewald Contracting Ltd. Phase one filled up quickly, and in January 2023, 3twenty began construction on phase two. By summer, phase two was completed and 3twenty was pleased to welcome another group of tenants.

The industrial rental bays offer a combination of indoor shop space with secure compound, ideal for a variety of industries including automative services, plumbers, landscapers, electricians, start ups, carpenters, and general contractors. Each bay is 26′ wide and 50′ long with large overhead doors offering drive through opportunities. They are also equipped with fenced and secured compound space, a CCTV exterior security system, and a private washroom.
